I have declared a fatwa agniast the phrase, if houses are priced right, they are selling. That is a typical meat-head thing to say.Of course homes will sell if they are priced right, that is true by definition. The phrase uses circular logic and is therefore meaningless. A 3 br Ballard box will sell at $40,000 if the right price is $40,000 and the seller lists it for that. The issue has been whether sellers are willing to drop their prices to what a buyer in today's market will pay. That has not been the case in Seattle.The better phrase would be, More sellers are listing at the right price. The point is that volumes are rising because more sellers are waking up and lowering their expectations to a realistic level. Your advice to the would-be seller is he should do the same. The corresponding warning to the would-be buyer is that the listings are still rife with the overpriced homes of unreasonable sellers, so take a hard look first. Rate this comment: 0 0
