RE: I had a section in my coemmnt about that. Diamonds are bought and sold without brokers, the same for used cars, a bushel of corn is perishable so that's not a good comparison.A used car can be fished out of a lake, dried out and repaired, but it will never be the same. Diamonds are graded by carat, cut, and clarity, that's easier to grade. For about four years I worked for a developer repairing new construction. Side by side structures built at the same time can be very different. Cars are made on an assembly line with direct supervision, construction sites can be chaotic. So a sub runs out of something and makes do with what he has, or the supplier of materials changes, or the entire crew went out drinking the night before and really who cares, it's new construction.Way too much is hidden behind the walls or in the concrete pour to standardize construction. There again, with experience, you can kind of tell how the end product, you'll like this, feels. Let me add that every investor I have ever worked with will disregard the numbers if the property doesn't feel right. There again some people have a talent for picking the right place.
