How do I avoid a handful of inexperienced agents outbidding the really good agents?As far as this, My assertion is that a 3% full value commission does not align your interests, because the agent is far less sensitive to price reductions than you are, and will more readily push you to accept a low offer. Leverage is the biggest issue. The 3% is based on the entire selling price, thus when the price is reduced by $10,000, the each agent gives up $300, but the selelr gives up $9,400.
